Newport Beach Neighborhoods: Bayview Terrace
Updated: 6 days ago
By Amanda Jones | Market review: October 26, 2026
Some of my favorite moments in Newport Beach happen on a walk along the Back Bay. The openness, the wildlife and the quiet beauty of the habitat can make an ordinary day feel special. Bayview Terrace puts that landscape close to home, and it is one of the reasons this neighborhood means so much to me.
I own rental properties in Bayview Terrace, so my connection to the community is personal. I love being able to step out toward the Back Bay and experience a side of Newport Beach that feels wonderfully connected to nature.
Every so often, I see people from the neighboring communities walking with or riding their horses along the Back Bay trails. Those moments take me right back to Oklahoma, where horses, cows and chickens were part of the world around me. Finding a little of that country feeling here in Newport Beach still makes me smile. Apparently, my Oklahoma roots are quite happy with a Newport Beach ZIP code.

Artist interpretation of Newport Beach’s Back Bay.
For me, that is the charm of Bayview Terrace: coastal living with room to breathe. If you are considering buying here, or wondering how to tell the story of a home you own, that everyday experience deserves a place in the conversation.
Dolly Parton put it beautifully: “Find out who you are and do it on purpose.” To me, choosing a home is partly about that same sense of recognition: finding a place that feels like you.
Living near the Back Bay
The natural setting is much more than a backdrop. OC Parks describes Upper Newport Bay as a coastal wetland surrounded by bluffs, grasslands and coastal sage scrub. The preserve and ecological reserve together represent approximately 1,000 acres of open space, with important habitat for birds and other wildlife.
There are places to walk, cycle and enjoy the changing views. Newport Bay Conservancy identifies designated horse trails between 23rd Street and Jamboree Road. Those shared outdoor spaces help explain the country feeling I love, right within Newport Beach.
Bayview Terrace is a gated neighborhood with a community pool and spa. Individual homes offer different layouts, outdoor spaces, updates and outlooks. A Back Bay view is a feature of certain properties, so I would evaluate the view and the actual route to the trails for each home you are considering.
What the past six months show in Bayview Terrace
The lifestyle may start the conversation, but buyers and sellers also need a clear picture of the numbers. I reviewed Bayview Terrace closings reported in CRMLS from April 26 through October 25, 2026. Eight home sales provide a useful recent snapshot of this small neighborhood market.
Six-month measure | April 26–October 25, 2026 |
Closed home sales | 8 |
Median sale price | $2,286,500 |
Sale-price range | $1,800,000–$3,400,000 |
Median reported DOM | 40 days |
Median cumulative DOM | 94 days |
Sales with 30 DOM or less | 4 of 8 |

The wide price range is a reminder to look closely at what sold. Views, floor plan, size, condition and improvements can make one Bayview Terrace home a very different comparison from another. A median is useful neighborhood context, but these eight closings do not establish appreciation or tell us what an individual home is worth.
How quickly are Bayview Terrace homes selling?
Four of the eight sales recorded 30 days on market or less, while two recorded more than 90 days. The median reported DOM was 40 days. That mix suggests buyers were willing to move quickly on some homes, while others needed more time to find a match.
The median cumulative DOM was 94 days. Cumulative marketing time can include earlier listing activity for homes that closed during this six-month window. It gives us an important second perspective on how long those properties were marketed; it does not expand the closing-date period used in this analysis.
For a seller, I would review the full marketing history of comparable homes and allow time for escrow after an offer is accepted. For a buyer, I would review prior listings and price changes before deciding how much urgency a new listing deserves. Reported MLS marketing days are not the total elapsed time from deciding to sell through closing.
Six of the eight closings occurred from July 26 through October 25, compared with two from April 26 through July 25. Activity was more concentrated in the latter half of the window, but two small groups are not enough to establish a reliable seasonal trend or forecast.
What the asking prices tell us
Among the seven sales marketed without an auction starting price, the median sale-to-final-asking-price ratio was approximately 97.2%. Two of the eight total sales had final asking prices below their original asking prices. For sellers, this supports discussing a realistic opening price and a plan for responding to buyer feedback. Buyers should still assess each home on its own merits rather than assume a standard discount.
One sale used a $1.5 million auction starting price and closed at $2.025 million. Calling that result simply “35% over asking” would hide the pricing method. I excluded it from the 97.2% comparison. Sale-to-list ratios also exclude the effect of seller credits and other concessions on net proceeds.
These are completed sales, not a measure of today’s available inventory. Before recommending a listing price or making an offer, I would refresh the competing listings and compare the properties most relevant to your home and your timing.
In national market commentary published by NAR on October 15, 2026, chief economist Lawrence Yun observed, “Higher inventory and lengthening days on the market give buyers improved negotiating power.” For Bayview Terrace, that makes current competition worth watching; our eight closed sales alone do not establish whether buyers or sellers have the advantage today.
A rental-owner perspective on Bayview Terrace
Because I own rental properties here, I also wanted to look at the leasing side of the neighborhood. The same April 26–October 25, 2026 window produced six reported lease closings. All six records were marked unfurnished.
Six-month lease measure | April 26–October 25, 2026 |
Reported lease closings | 6 |
Median reported monthly rent | $7,700 |
Monthly rent range | $5,975–$11,000 |
Median reported DOM | 13.5 days |
Leases with 30 DOM or less | 5 of 6 |
Five leases recorded 30 days on market or less; the remaining lease recorded 81 days. The range of rents matters as much as the median. Size, views, condition, included services and lease terms need to be matched before applying any of these numbers to an individual property. MLS lease records also omit privately arranged rentals and renewals.
For an owner weighing a sale against continued rental ownership, I would compare a realistic sale-proceeds estimate with expected rent, vacancy, maintenance, HOA costs and the other expenses of holding that specific property. Recent leasing activity offers context, but it cannot guarantee rent or occupancy for your home.
If you are thinking about selling
Your home’s story should connect its actual features with the way someone could live there. A private patio, a single-level layout, thoughtful improvements or a particular outlook may be central to that story. Good photography and clear descriptions can help buyers understand those qualities and the neighborhood’s relationship to the Back Bay.
Then we need to support that story with the right comparables. I would review the closest sales, their full marketing histories, today’s alternatives and your timing before proposing a preparation and pricing plan. This small market rewards a property-by-property review; a neighborhood median alone cannot tell us what your home should sell for.
If you are considering buying in Bayview Terrace
Start with the way you want to live. We can look at the layout, outdoor space, light, privacy, outlook and route to the trails, then compare the asking price with homes that offer similar features. We should also review current HOA documents, fees, reserves and any rental restrictions relevant to your plans.
I would love to help you experience both sides of the decision: the pleasure of being near the Back Bay and the practical details of owning the right home here.
Let’s talk about your Bayview Terrace plans
If you own in Bayview Terrace, send me your address and the timing you have in mind. I can prepare a focused review of comparable sales, competing listings and the preparation choices worth discussing. If you are exploring a purchase, tell me what draws you to the neighborhood and what you want in a home.
You do not need to have everything decided before we talk. Whether you are considering selling, buying or continuing to hold a rental, I would be happy to start with a conversation.
About the research
Source: CRMLS Matrix records retrieved October 26, 2026. This review uses only closings from April 26 through October 25, 2026: eight home sales and six lease closings in Bayview Terrace, Newport Beach 92660. Neighborhood boundaries and closing dates were checked for the included records. This review excludes Bayview Court and Belcourt Terrace.
All eight sales were reported as single-family residences. Statistics count transactions, use medians of individual ratios, and retain the MLS-reported DOM and cumulative DOM fields. Cumulative DOM may include marketing before the six-month closing window. The sale-to-list comparison excludes one auction-starting-price listing. Closed records omit unsuccessful listings; private rentals and renewals are not captured. Small samples, property mix, MLS coding and later revisions limit conclusions. Figures are neighborhood context, not a valuation or a prediction for a particular home.
