The charm of the Port Streets
One of the things I love about Harbor View Homes, better known as the Port Streets, is the pride residents take in their neighborhood. People seek out this part of Newport Beach because they want to be part of the community, and that affection is a meaningful part of its charm.
What stands out to me is how much residents adore the place they call home. That sense of belonging gives the Port Streets a character of its own. For someone considering a move here, the appeal can be as much about the community they hope to join as it is about the home itself.
For a homeowner preparing to sell, I believe that community story deserves to be told. Thoughtful marketing can help a prospective buyer appreciate both the property and what makes this neighborhood special.
Bringing the neighborhood story together with the numbers
Alongside that local perspective, I look closely at recent sales and the homes buyers can choose from today. For this update, I reviewed Port Streets closings from July 26 through October 25, 2026, alongside the active listings on October 26. Those results help shape a pricing, preparation and timing plan for an individual home.

The Port Streets three-month snapshot
Measure | July 26–October 25, 2026 |
Closed sales | 6 |
Median reported days on market | 27 days |
Median sale price | $6,081,500 |
Sale-price range | $4,025,000–$10,500,000 |
Median sale-to-final-list-price ratio | 97.5% |
Three of the six sales recorded 30 days on market or less. The individual results ranged from zero to 96 days. One closing recorded zero DOM; excluding that record raises the median to 37 days. With only six sales, each property has a meaningful influence on the picture.
DOM describes reported MLS marketing time, rather than the full time needed to close escrow. The 27-day median is a reference for planning, not a promised timeline for your home.
What changed from the preceding three months?
The previous three-month window, April 26–July 25, 2026, recorded 12 Port Streets closings and a 13.5-day median DOM. The latest window had six closings and a 27-day median. That is a slower pace among the homes that actually sold, with fewer completed sales.
The comparison does not isolate seasonality or changes in the homes available. Three of the prior period’s 12 sales recorded zero DOM, compared with one of the latest six. Excluding those records, the medians were 18 days previously and 37 days recently. I would use that shift to build flexibility into a selling plan, then refine the plan around your home’s closest comparables.
Pricing: look at the original asking price as well as the final one
The median of the six individual sale-to-final-list-price ratios was 97.5%. Measured against the original list price, the median was 96.7%. Two homes sold at or above their final asking price. Two of the six had final asking prices below their original list prices.
Those figures show why an opening price and a final asking price should be reviewed separately. A home can sell at its final list price after an earlier reduction. These ratios also do not account for seller credits or other concessions, so they are not a calculation of net proceeds.
The $6.08 million median sale price describes this particular set of six homes. Their sale prices ranged from about $4.03 million to $10.5 million. It is not a valuation of every Port Streets property. Size, condition, lot, location and the scope of any remodeling need to be considered before applying a price to your home.
The competition a new seller would face today
As of October 26, six Harbor View Homes listings were active. Their median reported DOM was 109 days, and five had asking prices below their original list prices. The median asking price was approximately $8.00 million.
These active homes are a different group from the six recent closings. The gap between the active median asking price and the $6.08 million closed-sale median is not an expected discount. It is a reason to examine the competing properties individually and understand which homes buyers see as alternatives to yours.
For a seller preparing to launch, I would pay particular attention to the listings that have been available the longest: their price history, presentation and how their features compare with yours. That review helps identify where your home can make a clear, credible case for its asking price.
How Newport Beach and Corona del Mar compare
For broader context, here is the same three-month closing window across the two ZIP codes in this review. The ZIP totals include single-family residences, condominiums and townhouses; all six Harbor View Homes sales were recorded as single-family residences.
Area | Closed sales | Median DOM |
Harbor View Homes / Port Streets | 6 | 27 days |
Newport Beach 92660 | 86 | 31.5 days |
Corona del Mar 92625 | 62 | 30.5 days |
Harbor View Homes is included within the 92660 total. These are overlapping geographic views with different property mixes, not matched groups of comparable homes. The Port Streets median was a little shorter than either ZIP’s, but six sales are too few to treat that difference as a reliable advantage for every seller.
The ZIP-level directions also differed. Compared with April 26–July 25, 92660’s median increased from 20 to 31.5 days, while 92625’s fell from 47 to 30.5 days. That is a useful reminder to make your listing plan around the Port Streets and your price segment, rather than assume the whole coastal market is moving together.
A selling plan for your Port Streets home
Choose the right comparables. Start with recent homes closest to yours in size, condition, lot and location. Review their original prices, final asking prices and closing results.
Prepare with a purpose. Prioritize the repairs, presentation and photography that help buyers understand the home’s value. Consider the likely cost and benefit before undertaking a major renovation solely to sell.
Set an opening price against today’s competition. Include active listings as well as completed sales, and account for the features that make your property different.
Agree on how to review the response. Use showing activity, feedback and new competing listings to evaluate the launch. Plan for the move and escrow separately from the marketing period.
Thinking about selling in Harbor View Homes?

About the data
Source: CRMLS Matrix export retrieved October 26, 2026. Recent closings: July 26–October 25, 2026. Previous period: April 26–July 25, 2026. Active inventory is a separate snapshot as of October 26. Harbor View Homes uses the recorded MLS subdivision Harbor View Homes (HVHM) in 92660; Harbor View Hills and other similarly named neighborhoods are not included.
ZIP comparisons use Newport Beach or Corona del Mar city records in 92660 and 92625, limited to single-family residences, condominiums and townhouses. The attachment flag was not used as an exclusion. Zero-DOM records are included unless stated otherwise. Sale-to-list figures are medians of individual property ratios. Closed sales omit homes that did not sell; a three-month sample does not isolate seasonal effects or changes in property mix. MLS coding and later revisions can affect results.
